Why a Licensed General Contractor Matters on a Remodel

A remodel is not one job. It is six or eight jobs that have to happen in the right order, pass inspection, and end up looking like one finished room.

That is what a general contractor license is for. Remodeling is general contracting — it is the work the license was written to cover. Being straight with you about who swings the hammer: Alpha self-performs HVAC, appliance repair, and commercial refrigeration. On a remodel, we are the general contractor of record. We hold the contract, run the permits and the schedule, select and manage the trades, and own the outcome. The hands-on trade work is performed by licensed trade partners we bring in. We think that is a strength, and we would rather you knew it before signing than discover it on day one.

Kitchen Remodeling

Kitchens are the most complicated room in most houses, because nearly every trade shows up in one.

A full kitchen remodel can involve demolition, framing changes, plumbing moves, new electrical circuits, drywall, cabinetry, countertops, flooring, tile, and paint. The appliances have to land in the right place with the right power and the right clearances. Change the layout and you are moving plumbing and electrical, which is where kitchen timelines and budgets usually move too.

What we do: scope the room, tell you honestly which layout changes are simple and which ones are expensive, coordinate every trade in sequence, and manage the permits and inspections. The trade work is performed by our licensed trade partners; Alpha runs the project.

One thing we bring that most remodelers do not: appliance repair is one of our core self-performed services, so we know these machines after installation day. We have opinions about which layouts make an appliance hard to service later, and we will share them while the walls are still open.

Bathroom Remodeling

Bathrooms are small, wet, and unforgiving. The finishes get all the attention, and the things that decide whether the room lasts are all behind them: waterproofing, slope, venting, and the plumbing rough-in.

A bathroom remodel usually means demolition, plumbing, electrical for lighting and outlets, ventilation, waterproofing, tile, drywall, paint, and fixtures. In this climate, ventilation deserves more respect than it usually gets. A bathroom fan that does not move enough air, or vents into an attic instead of outside, will quietly damage the room you just paid to finish.

What we do: scope the room, coordinate the trades in the right order, and make sure the waterproofing and venting are done correctly before anything covers them. Alpha manages the project; licensed trade partners perform the plumbing, electrical, tile, and finish work.

Whole-Room and Multi-Room Remodels

Bigger projects: opening a wall between a kitchen and a living room, converting a basement or garage into living space, redoing a primary suite, or overhauling most of a house at once.

These are the projects where the general contractor role earns its keep. More trades, more permits, more sequencing, and more chances for one delay to cascade into three. Structural changes bring engineering and inspection requirements. Adding conditioned living space raises questions about whether your heating and cooling system can carry the extra load, and whether your electrical service can carry the new circuits.

We scope all of that before the quote instead of discovering it in week three. We hold one contract for the whole project, sequence every trade, and give you one schedule and one person to call. The trade work is performed by our licensed trade partners under our management.

Painting

Painting is part of nearly every remodel we run, and we also take it on as its own project: interior repaints, exterior repaints, and single rooms.

The finish is only as good as the prep underneath it, and the timing matters as much as the technique. Paint goes on after the trades that would damage it, never before. On an exterior job in Northwest Washington, the weather window is real, and rushing a coat onto a damp surface is how a repaint fails in two seasons instead of lasting.

Painting is performed by our licensed trade partners. Alpha sets the prep standards, sequences it against the rest of the project, and inspects the result.

Drywall

Drywall is the stage where a remodel starts looking like a room: hanging, taping, mudding, texture, and repair.

The part homeowners underestimate is texture matching. If you are patching into an existing wall in an older home, matching the surrounding texture well enough that the repair disappears is genuine skill, and it is worth scoping honestly at the start rather than negotiating at the end. We would rather tell you a full-wall skim is the honest answer than promise an invisible patch we cannot deliver.

Drywall is performed by our licensed trade partners. Alpha manages the schedule, the standard, and the handoff to paint.

Walkthrough and Scope

We come out and look at the actual room, the actual framing, and the actual panel. We talk about what you want, what the house will allow, and where the two disagree. Nothing gets quoted from a photo.

Written Scope, Trade Plan, and Quote

You get the scope in writing: what is being done, which trades the project needs, what each one is responsible for, and what Alpha performs versus what a licensed trade partner performs. One quote covers the whole project. Work starts when you approve it, not before.

Permits, Sequencing, and Build

We handle the general contractor permit work and track the specialty permits. Then we run the build in order: demolition, rough-in trades, inspections, drywall, finish trades, paint. You get one schedule and regular updates, and you always know who is in your house that day.

Punch List, Walkthrough, and Warranty

We walk the finished space with you and build a punch list. Anything not right, we bring the trade back to fix. Once you sign off, warranty questions come to Alpha, not to a subcontractor you never met.

What Drives Remodeling Cost

Every remodel gets a written quote before work starts. Remodeling prices vary too much between houses for a published number to mean anything, so here is what honestly moves yours:

• The size of the project — one room or several, and how much of the existing space is being changed.
• Whether the layout changes. Keeping plumbing and electrical where they are is the single biggest cost lever in a kitchen or bathroom.
• How many trades are involved. Each added trade adds coordination and schedule.
• Structural work. Removing a wall that carries load brings engineering, permits, and inspections.
• Material and finish selection. The same scope can land very differently depending on cabinetry, countertops, tile, and fixtures.
• The age and condition of the home. Older homes hide undersized electrical service, out-of-date wiring, water damage, and framing that is not where anyone expected.
• Permits and inspections, which differ by jurisdiction and by what you are changing.
• Whether heating, cooling, or electrical capacity has to change to support the finished space.
• Timeline. A flexible schedule costs less than a compressed one.
